## What this service is — and who it's for.

### What it is
Hoarder cleaning is the specialist deep clean carried out after a hoarded property has been cleared. It addresses the residue left behind — surface contamination, embedded odours, biohazard risks and damaged finishes — and brings the property back to a habitable, lettable or saleable state.

### Who it's for
Families finishing an estate clearance, landlords recovering a property, environmental health teams, and individuals returning to a home they're now ready to live in properly. Often follows directly from our hoarder clearance service.

### When to book
Once the property is cleared of belongings and waste. Some situations need cleaning to begin in stages alongside clearance — we'll plan it accordingly.

### Why professional matters
Years of accumulation leave behind contamination that ordinary cleaning doesn't address — embedded odours in soft furnishings and plaster, biological residue, vermin droppings and ammonia from urine. Without specialist treatment, even a freshly painted property will carry odours that make it unlettable or unsellable.

The cost of getting it wrong
## Why ordinary cleaning isn't enough
After a heavy clearance the property usually looks empty — but contamination is in the carpets, between floorboards, behind kickboards, in the loft insulation and inside the wall plaster. A standard clean removes visible dirt and leaves the rest, which is why properties cleared without specialist follow-up still smell weeks later. Specialist deep cleaning targets the contamination directly with the right chemistry and PPE.

### Common mistakes we see
!Painting over walls without sealing odours first — the smell returns within days
- !Replacing carpets without treating the subfloor — same result
- !Cleaning without PPE in properties with vermin or biological waste
- !Ignoring the loft, voids and behind kitchen units where contamination accumulates
- !Treating the property as a normal end-of-tenancy clean instead of a specialist case

Our process
## A clear, repeatable system — start to guarantee.

- 01

### Post-clearance assessment
Survey the property after clearance to identify contamination, damage, odour sources and required PPE.

- 02

### PPE & containment
Set up appropriate protective equipment, ventilation and containment so contamination isn't spread further into the property or the environment.

- 03

### Strip & treat
Remove unsalvageable soft materials (carpets, underlay, soft furnishings, contaminated insulation) and treat exposed surfaces.

- 04

### Deep clean & sanitise
Hard surfaces washed with appropriate biocides; floors, walls, ceilings, voids and fixtures cleaned thoroughly.

- 05

### Odour treatment & finish
Sealing primer where required, ozone or hydroxyl treatment for residual odour, and a final clean to leave the property ready for the next step.

The benefits
## What you actually get when you book us.

### Properly sanitised
Biocidal treatment of surfaces, not just visual cleaning.

### Odours actually removed
Source treatment plus sealing and air treatment — not just air freshener over the top.

### Discreet operation
Unmarked vehicles, plain uniforms, no on-site signage.

### Licensed disposal
Contaminated materials handled and disposed of correctly under waste licences.

### End-to-end project management
Single contact across clearance, cleaning, decoration referrals and handover.

### Property ready to relet or sell
The result is a property that survives an inventory clerk, a viewing or an EPC inspection.

In detail
## What specialist deep cleaning actually addresses
Below are the specific contamination types and treatments that make up a hoarder cleaning project — not a generic deep clean.

### Urine, ammonia and biological residue
Contamination from animal or human waste creates ammonia and bacterial residue that bond into porous surfaces. Treatment uses enzyme cleaners with proper dwell time, followed by biocidal sanitisation. In severe cases, affected flooring or plasterboard is removed and replaced.

### Vermin droppings and nesting material
Rodent and bird droppings carry pathogens and require PPE for handling. We remove with appropriate suction equipment and HEPA filtration, then treat surfaces and arrange any pest control follow-up needed.

### Embedded odours in soft materials
Carpets, underlay, curtains and upholstery often need full removal — they cannot be 'cleaned out' once contamination is severe. After removal, the subfloor and surrounding surfaces are treated before new flooring goes down.

### Mould and damp residue
Hoarded properties often have damp from blocked ventilation. Mould is treated at source (not just wiped off) and any underlying ventilation issues are flagged for remediation.

### Air and surface sanitisation
Once the source contamination is dealt with, air treatment (ozone, hydroxyl or HEPA-filtered air scrubbing) removes residual airborne contaminants and odours that would otherwise return.

### Liaising with related trades
Where decoration, plastering, electrics or pest control are needed, we co-ordinate referrals so the project moves as a single piece of work rather than the family chasing separate trades.

FAQs
## Straight answers, no small print.
Still unsure? Call 07840 257804.

Is this different from a normal deep clean?+Yes — significantly. Hoarder cleaning addresses biological contamination, embedded odours and vermin residue. Normal end-of-tenancy cleaning isn't equipped for this.

Will the property smell normal afterwards?+In the great majority of cases, yes. Where odours are extreme and bonded into structural materials, we'll be honest about whether replacement (carpets, plaster, insulation) is needed alongside cleaning.

Do you handle the clearance too?+Yes — see our hoarder clearance service. Most clients book both together as one project.

Is it safe for the family to be in the property during cleaning?+Generally we work alone in the property during the cleaning phase — both for safety (PPE-required tasks) and for efficiency. Family is welcome at handover.

Can you handle properties with deceased animals or persons?+We handle properties post-clearance. Specialist trauma and biohazard cleaners may be needed for active scenes — we can refer or co-ordinate as part of project management.

How is it priced?+Fixed-price per project after assessment. Pricing reflects size, contamination level and what materials need to be removed. We're transparent about what's clean vs replace.

Do you provide certificates?+Yes — for waste disposal and where required for environmental health or insurance purposes.

How long does it take?+From a couple of days for a small flat to two weeks or more for severely affected larger properties.

Is the work discreet?+Yes — unmarked vehicles, plain uniforms, no signage.

How do I start?+Call 07840 257804 in confidence, or use the quote form on this page. We'll arrange a discreet visit.
